Buying an existing home offers you the chance of seeing what you get (i.e., house layout, kitchen cabinets, bathroom fixtures, flooring, interior trim, exterior siding colour, roofing, landscaping etc.). The problem is that you are also buying something that you don't see (i.e., framing, insulation, electrical, plumbing, chimney, window leaks, rot, etc.).
When building a new home, you are able to follow the construction process and know that your home is being built following the latest local building codes, and that the internal mechanics of the house are to the standard that you would expect. You choose the colour scheme, flooring, kitchen cabinets, windows, trim, etc., and are able to make your new home unique to your needs and personality.

2. Where to start when building a new home?
Once you have decided where you wish to live and you find a property. Finding the proper contractor to build your home should be the biggest decision you will have to make. The contractor that you hire should be easy to communicate with, offer different home styles and drafting services, offer different options and advise you of the latest low energy solutions, as well as be in tune with environmental issues. Our team at Global Construction (Maritimes) will start by helping you design your home, from style, siding, roofing, kitchens, plumbing fixtures, flooring, and heating system as well as many other home features that you may desire. We will then deal with all the building issues and ensure that the construction of you new home is completed properly and on time.
3. How do I protect my investment and my family:
To protect you and your family, your contractor must obtain or be a member of the following.
Workers Compensation board protects you from financial burden if any worker or sub-trade of the contractor is injured while working on your home construction.
Liability Insurance: Your contractor should carry a minimum of $ 2,000,000.00 of liability insurance to protect your family from financial burden if you or any other person, other than those working for the contractor, are injured in or immediately around the new home construction site.
Construction Insurance: You or your contractor must have coverage for your home in case of fire, theft, or damage during the construction of your home for your protection.
Global Construction (Maritimes) is a member of the Workers Compensation Board, carries a minimum of $ 2,000,000.00 Liability Insurance, and has Construction Insurance to cover your home during construction. We also are certified for installation of Air exchangers, and Certified EnerBoss Heating, Air Conditioning and Ventilation systems.

4. Is there a guarantee on a new home?

5. What does "turn key" mean?
"Turn key" means, literally, just that. Global Construction (Maritimes) will supply and install all the materials, and mechanical systems that you have chosen to complete your home. When we are done and the home has been inspected by you, and the local Municipal Building Inspector, and an occupancy permit has been issued, we will present you with the keys to your new home. We will supply you with information on the operation of you new home, and answer any questions that you may have.
6. How Much money do I need up front?
Global Construction (Maritimes) can start to build your new home or renovation upon completing a written agreement of sale. We will sit with you to advise you of the deposit required, your financial obligations, and terms of the sale.
7. Is There HST on the purchase?
Existing residential homes are not subject to HST, the HST would have been paid or included at the time that home was built but will be reflected in the asking price. HST must be charged on new construction, however, you should inquire if you are entitled to a GST rebate and a NS tax rebate for new homes or renovations.
8. Does your company offer financing?
Global Construction (Maritimes) does offer financing, but mainly for renovations, purchase of windows & doors, kitchens, heating systems, etc.. We also accept Visa and MasterCard. Contact us for details. |
